No! At least in PA you don't actually get a copy of your license it is sent to the brokerage you work for. You must be affiliated with some real estate brokerage to obtain the license. There are a lot of small company's and even the big chains will "hold your license" for you.
Just go to one and tell them what you plan to do. I simply told the broker that I was a investor and would only be using my license for personal use.

I do have to pay a monthly office and MLS fee to keep everything active.

This question has come up before!

I took the real estate licensing classes and took the test to become an agent in PA. The classes were a good source of gaining education in my opinion! I don't use my license to work as an agent but more to have access to the MLS, look at properties without bother another agent and to save commissions when buying or selling my properties.
As far as hindering your RE investing you just have to disclose that your an agent in everything RE related that you do!

I'm going to look at a 4 unit building on Wednesday that is for sale with a real estate agent. I have emailed the agent and the sellers are willing to do some type of owner financing. When I buy multi-unit buildings with owner financing I do so with very little or no money down.

My question is how or where does the agent make there money with this deal? Since there will be no money being put down for the sellers to pay the agent there cut.

Anyone out there ever come across this situation?

How hard would it still be to get a loan from a bank for a multi unit property if the owner would carry a second mortgage for 40% of the purchase price.

ie. Building cost 100k. Bank loan for 60k seller carry 2nd 40k.

Is this a good way to acquire rentals without using your own money?
