I saw a property that i liked and i'm in the process of putting together an offer but i'd like to get some feedback from the forum on the maximum amount / highest price I should be willing to consider.
Type: Mixed-Use
Location: Belleville NJ
Rent Roll: 77K with some upside
Expenses: assume 50% rule
Financing: i'm not sure about this one but I have good credit and i'm able to put down 25-30 percent

hi,
does anyone have experience with tax liens in either Nassau or Suffolk county? if possible I’d love to pick someone’s brain about what to expect and how the process works. thx
i'm looking to start with something small 4-7 family or a small mixed use building. From what i heard from friends in the business property managers are simply not cost efficient and / or simply not trustworthy.

Newby here, been browsing this site for some time now and i have to say my initial impression is that there are a lot of helpful people here who are more than happy to dish out really solid advise.
I wanted to ask those with experience in managing properties long distance (greater than 2 hr drive away from their home / business), how difficult is it to effectively manage a property without hiring a property manager.
