Appreciate that, Aaron. I agree that advice on an actual investing structure should be handled by an accountant... do you think I should just go ahead and form one or wait until I'm closer to actually making a deal?

Hi all... Wondering about how everyone is structured for tax purposes. Proprietorship? LLC? If I choose to create an LLC, should I do so right away or should I wait until a deal is imminent?

Just curious to know what rules of thumb everyone uses to quickly evaluate properties... I'm aware of the 2% rule regarding rent, the 50% rule regarding monthly expenses, and the 70% rule for pricing. Any rules of thumb for quickly estimating rehab costs or closing/holding expenses? Is there anything I'm not thinking of that I'm missing?

Thanks Aaron... I read Kiyosaki, and he was great - even though he's a little short on specifics, he does do a good job of telling you how to adjust your mindset. Will definitely take a look at Napolean Hill.

Hi all! I'm Shoor and I just joined yesterday.

I'm totally new to the real estate scene, but started thinking about what REI could do after the wife and I built and closed on our first home last September. Since then I've been reading everything I can get my hands on about buy and hold investing and I'm hoping to close on my first investment property deal within the next 6-9 months.

My eventual goal is to own enough property to retire, but I know I've got a long way to go not only in terms of time but in terms of knowledge as well. Hoping BiggerPockets can inform, enlighten, and point me in the right direction!
