Hello All,

Hope everyone is enjoying a relaxing Sunday evening !!

I'll be moving to Portland, OR in the next few weeks and could do with some guidance in finding good deals on properties there.

I've started researching properties in OR and am using various online tools to search for properties, some even as a paid member to get access to Foreclosed and REO properties. Through BP I found a list of private money lenders and have spoken to a handful of them regarding my interest in properties below 100k, that I can fix and rent out for cashflow.

Is there anyone who's already investing in OR that could give me a few tips and pointers on how and where to get started in finding these deals on properties.

@James: Thank you, its great to be a part of the group !!

@Paul: Thank you for responding so soon to my thread and sharing your insights. I recently bought the two books from J Scott and have found them very useful. As luck may have it, we have a couple of local REI meetings this week and I'll make it a point to attend them.

My strategy is to pick up houses at below market value (REO, HUD, Foreclosure) using borrowed money (hard money or private money lenders). Finance the rehab with my own funds and put these rehabbed properties up for rent. I'm planning to hold onto these properties for the next 5-7 years.

I'd be happy to share my flowchart at BP once I get it ready. I'm sure it'll add value to many first time investors.

Hello Everyone,

This is my first post at Bigger Pockets and I'm glad to finally be on the bandwagon!!

I've been following BP through the forums and podcasts over the past few months and have gained volumes of useful information. I'm at a stage where I could gain considerably by interacting with BP members who are actively investing in RE and can guide me through the steps in investing in RE. Eg:

  • Effective ways to look for properties (MLS, Realtor.com, Redfin etc.)
  • How to analyze an investment home (2% rule, 50% rule etc.)
  • Steps in engaging with a hard money lender (paperwork required to be signed on, usual values for points and duration of loans etc)
  • Steps involved in rehabbing
  • Steps involved in putting a tenant on the rehabbed property etc.

My idea is to make a kind of flowchart that I can use as a guide through the different steps in evaluating the property to the final stages of putting a tenant in the property.

I'm located in Farmington, MI and would even be glad to discuss this over lunch or dinner if there are any members that would want to meet and help fill in the gaps.
