Great thread and inputs from all. I was looking at exploring the possibility of turn key out of state and this thread gives a new perspective to some of the notions I had about TurnKey operators and how to set good operating principles. 

 Certainly there will be pins and in the end you'll see that it's all worth every bit of it.

 That's absolutely right. You should have seen the place before we put in the Red Mulch (Nuggets). With a weed fabric underlay, this thing has required almost no paintenence :) for the past 4 months !!

Great meeting everyone and lots of stuff to learn from each one of you that was there yesterday. I agree with @Brad F. and @Max Belousov that we must meet more often.
