Townhouse buy & hold investment.

Purchase price: $104,000
Cash invested: $6,000
Sale price: $245,000

Quick cosmetic Rehab done.

I truly believe you are on the right path, you just have to be a little patient, plus it seems like you are doing it safely by limiting your risk as well. Just take a look at your progress, compare where you were two or three years ago to where you are today and maybe you will realize how great of an improvement you have made. 


You can also try selling one or two of the properties you have gain good equities on, and reinvest those funds in a bigger project, 20, 50, 100 units, at least at a 75% ARV, if possible.You can also use other strategies.Use Hard money lenders or partners, Look for a great flip in a high end area or market, and use those gains to boost your next investment.
