This to me is a toss-up. You could come down and drive the neighborhoods but you probably won't find anything that a reasonably decent agent wouldn't sort through for you. Columbus doesn't have any neighborhoods below a c grade, so you won't find anything shocking by driving it day or night. Ultimately it's up to you, and if you feel that you just can't make a decision you're happy with without seeing the city by all means, come. But if that's not you, then, personally id wait till you buy.

Wood can be a pain (you have to keep a stockpile, cleanup, ect.). I'd go gas, no need to supply wood no need to clean and don't have the risk of them leaving an open flame when they're done, as small as it may be. Gas they can just turn off and there's no risks.

Do you want the door to stay? it would be relatively inexpensive to pull it and drywall over the opening

Look into Columbus OH, lots of great opportunities in both LTR and STR markets that will provide good returns. Columbus also has great appreciation as its the fastest growing metro area in the midwest, with Amazon, Limited Brands, Nationwide, and Intel moving here.

Hi Jack, I'd like to recommend two things. 1)research Columbus OH. Its the fastest growing metropolitan area in the midwest, and a hybrid market of cashflow and appreciation. We have tons of large corporations, thus plenty of jobs. 2)read this BP article on building your OOS investing core 4. Its a quick read and very informative

certainly look into Columbus, OH. great cashflow and appreciation, as well as lots of good LTR and STR opportunities. we also have tons of jobs as we have big companies like Amazon, Nationwide, Limited brands, and intel moving here.

are you planning on house hacking? BRRR? rates will vary depending in far more than credit rating. I can send you some local lenders.
