Hi David, I live/work in the Atlanta metro market, so I'll give you my opinion for this area:

1.  NOT Class A, probably middle B at best

2.  Not sure about new construction, I doubt not very much.  This is a tertiary market, very north of metro Atlanta.  Not an area for consistent rent appreciation or development.

3.  No idea about vacancies in last recession, my guess would be low since in this tertiary market, rents are more affordable.

4.  Again, no idea on caps in this area, but definitely higher than metro Atlanta, I would venture north of 7.5/8 easily.

@Mao Pmn - you'll love the ATL, not just investing, but living there as well.  We work with many west coast investors who invest in the Atlanta area.  If/when you need investment financing, please keep us in mind:)

Lesley is correct:) As-is, you are at 75% of ARV, assuming the property will appraise at $150k. You really should be at 65% of ARV for the numbers to truly work and to make a decent profit.

Find a deal at 65% of ARV, and we'll do the project at 100% of purchase and rehab:)

Plenty of west coast investors invest in alternate cities because the yields are better on the purchase price vs. monthly rent.  I'm in Atlanta, GA, and we have many west coast investors investing in buy/holds, flips and new construction.
