Boy man I hated accounting I did for a long time got my CPA and all that I was miserable everyday.  Now I own a landscaping company and am a real estate agent, much better.  If you like accounting though I personally would look into tax just because I would want to be at a smaller firm get know your community maybe some other investors.  Plus you will still make good money and will have more time to do what we all around this website love to do.  Analyze deals!, and go fishing!  Well at least the former is true.

Get a van with a sink etc.  Hit the road stop through Central Oregon so I can take you fishing and pick your brain on how you pulled off such a brilliant accomplishment.  You should be very proud of yourself.

Now when you say timing was important.  Do you think that the party is over and that the people who were going to make fortunes by and large have made them, and everyone else is a little late?  That is my feeling as of late.  I did get in but not enough to tell the man completely go to hell at least not for a little while longer.  Not taking anything from your success but I would love to hear what your thoughts are if you results are realistic in the current market.

Thanks a lot for that advice.  I was talking about Prineville that's my go to off the radar, with some upside (I feel) investor market.  Would you recommend driving around Sisters instead of  a yellow letter campaign?  I don't want to waste to much time.  I have told you this before but I always enjoy and learn a lot by reading your comments and take your advice to heart.  If you ever fly back into Sisters let me buy you a beverage at the New Bronco Billy's or one of our other fine establishments.

I should have mentioned I am new to yellow letters.  I am a fairly small buy and hold investor.  I would like to open up and find new opportunities.

I live in a pretty small town 5k maybe in the surrounding area.  It is very affluent for this part of the state.  Hard to find any homes for under 200k.  An hour away is a town I've invested in a little bigger 15-20k and more of a Cowboy town then touristy.  You can find homes for a little less then 100k there.

Here is my question which town in your opinion would be better for a yellow letter campaign.  

I think out of town owners would be great for the neighboring cowboy town.  But for my town we have a lot of out of town second home owners which makes me think they are not motivated since they are more well to do.  I like the idea of the out of town owners.

Any advice, critiques etc. are welcome,

Brian,

You could do what Portland is doing and get more bike lanes.  Then You guys could get a new tv show Austlandia.  When the vegetarians outnumber the carnivores it time to sell in my opinion.

I love Oregon and I do believe our zoning laws help maintain a good quality of life.  But it's price is smaller growth an more expensive land.  We also have some good people but Texas the best thing this county has going for it.
