I see rehab costs all over the board. My last one (3 bdrm, 1 bath, 2 car SF house) ran me about 16k for everything (i.e. new flooring, drywall repair, scraping popcorn ceilings off and re-texturing, new ceiling fan, new fridge, landscaping, all new interior & exterior paint, some new electrical, foundation repair, termite treatment, complete gut & remodel of bathroom, two new doors and all new door hardware through the house, new water heater, etc etc etc).

That amount even included a few new tools (i.e. new table saw, hammer drill, etc) I needed to do the work.

Keep in mind though, I did a lot of the work myself.

I don't flip houses, but I do watch these shows all the time. I find them to be entertaining, which is all they're designed to be. I doubt anyone would seriously consider them an accurate "how to" show.

They sure do find some characters to cast on these shows!

Nice job guys! Out of curiosity, did you find raising the house to be very expensive/difficult? I'm looking at a potential house right now to rehab, but it needs to be raised roughly 3' due to it being in a potential flood zone.

Did you and the tenants have any sort of written agreement/contract? If so, refer to the terms in that for how to handle this situation. If not, give them their money back because there's nothing that requires them to give you notice and you would have made a bad business decision by neglecting to get the terms in writing.

All of my properties are currently within a 20 minute drive. I'd consider going a little further out, but not much. Since I do all of my own work (i.e. remodels, make-readies, maintenance service calls, etc), I don't want to be too far away where I end up spending a bunch of time just driving to/from the property.

Charley Fernandez It depends on your local market and how renters in your area shop for places to rent. The ONLY ways I advertise my rentals is a sign in the yard and an ad on Craigslist, and I have no problem at all getting renters. I get multiple prospects every single time.

I second what Steve Babiak said. I don't like the tenant screening services that just give you a score based on their own rating system. I'd rather just get ALL the information myself so I can evaluate it and make an informed decision.

I've seen this show and it can be entertaining. What show on TV isn't faked or "enhanced" in some way?
