Post: Does a 60 day notice from seller transfer to new buyer

Hello. We are currently in escrow to close on our first flip investment property. Seller wanted a quick close. She gave her tenants a 60 day notice to vacate and they should be moving out June 1. We are set to close escrow on 5/16. What if they don't move out? Do we have to serve another 60 day notice? Or does her notice transfer to us? We are in California. Thanks for any advice.

I got a lead on a duplex.  There is only one good comp in the area at $260K (sold 12/15), other comps are at $165-180K but they are condos w/o garages.  Seller is willing to sell at $185K.  I believe repairs to be about 25K, although seller believes it only needs 15K in repairs.  He also has renters in unit and I don't know terms of the lease.  What should I do?
