Congratulations on successfully flipping 2 homes and making your way into the REI! Being an accountant is an excellent skill to have especially working with budgets, money flow, profit/loss, etc. for fix & flips so that's a big bonus. I'm looking to get started with my investments in Scottsdale/Phoenix as well so I'm not too far behind!

Your goal is very achievable with REI, as long as you know what you're doing and making the numbers work. Hi @Hakeem Valles, welcome to BiggerPockets - one of the best places to start your REI career! First, I want to congratulate you on your achievement for making the NFL and playing for the Arizona Cardinals. Looking forward to seeing you dominate as our TE next year! It's awesome that you are getting into real estate investing this early. I'm actually in the same boat as you are because I just recently started REI on my own as well. Although, I've been helping my family on and off with their fix & flips since 2012 while I was in college so I'm not new in this industry.

Welcome to BP and the Real Estate industry!  After you get your Real Estate license, you should go and interview as many brokers as possible and see which one you would fit in.  I've talked to several brokers, but after a 1-on-1 interview with my KWAZ - I knew it's where I should be and have never looked back since.

Now, there are many different brokerages that offer different commission plans.  I strongly suggest you fully understand their commission plans before signing with a broker.  Another thing to really consider is their training program - find out how their system works and how you can learn more.  Keller Williams Realty is known world-wide for being the #1 in real estate training - it's one of the big reasons why I joined KWAZ, plus many other reasons.

Did you say that you completed your school requirements and passed the state & national exams?  I'm happy to answer any questions you may have!

Scottsdale is actually one of the best cities to own & rent a property in, and now experts are predicting that Phoenix/Scottsdale will be the #1 market in the nation for 2017.  Yes, @Ryan Hilbun is right - we have very low property taxes so that's a bonus.  Although the prices are on the higher side, like he said, but I think there is still room for expansion especially with the expert's prediction.  Arizona is also known for being a Landlord-friendly state so that's another plus to keep in mind.

Thank you for your advice and the recommendations on some of the companies - I'll definitely check into it.  Like you said - they all want some skin in the game and at the same time, my goal is to also make some profit so I'll have to do some research & crunch numbers.

For your question about being interested in the hard money - I was exploring all options when it comes to financing.  Looking at the pros & cons of each program, how it benefits me, profitability, etc.

That is definitely one way to go about it. No I don't own my place yet, but I am currently looking for one. Not sure if this strategy would work for me but it's something I'll check into. Does the FHA require you to live within the complex in order to secure the loan for a 2-, 3-, or 4-plex units?

Hi.  I'm exploring options on the best way to finance my first long-term rental property.  I'm looking at traditional lending, hard money lending, private funding, etc.  No money down would be awesome, but I also know it can be tough to get.  

I'm curious to know what you guys did, and how it worked out for you?  Any answers is very much appreciated.  Thanks!

I absolutely agree with @Hunter L - don't take any advice that is outside of any RE agent's scope of expertise, especially taxes.  Best to get your answer from a real estate lawyer and/or accountant.

@Steven Scheer  Hm... that's an interesting strategy, never really heard of that before.  Anyway, you are in the right area - give it a couple days for other investors to chime in.  Following this - I'm curious what they say about it.
