As long as you are fine with it, then you can definitely do it!  I think the property prices will increase once the new AZ Coyotes Arena breaks ground in Tempe.  So long-term investing in Tempe in today's market might not be a bad idea at all!  @Allie Pfannenstiel

Welcome to BP, @Garrett Pickering - this is a great place to be a part of!  That's awesome that you did your internship at KW - which office did you work for?  I'm with KWAZ in Scottsdale.  I also went to UA and graduated from Eller so I know the area near by pretty well in Tucson.

Anyway, you are making an excellent choice by starting out in REI at a (very) young age. The first step/investment property is always the hardest but if you do your work and it'll come. Now, in terms of being flexible and finding the right market for you - it really depends on quite a few variables such as your short-term & long-term goals, niche, budget, location, property type, min cap rate, resources/network, lending programs, etc. If you really do your research and know what you can do/afford, then you'll know where to start. If you're looking to invest properties with no money down, then most likely wholesaling is your best option. As far as REI seminars/gatherings, there is AZREIA in PHX (and in Tucson that you can join and attend their monthly meetings.
