I have to go through my first eviction process. I have already served a 30 day notice to quit for non renewal and now I must file a landlord/tenant complaint. I cant find that exact form on my county's court forms website.

Are any of these forms what I need?

I signed up as a pro member today! 

I recently purchased a duplex with inherited tenants occupying both units. The tenants are public housing voucher holders. The leases expire March 31st, 2022 and then I will be finding new tenants. I am reading through the Pennsylvania Lease available to Pro members, and I will have a few questions.


1. Where can I find a Lead Based Paint Disclosure and Pamphlet mentioned in the lease?

I just closed on January 21st.

I received a water, sewer, trash bill for the period of December 30th - January 28th.

Should I pay the whole bill or ask for it to be prorated for the 8 days I have been the owner?

I feel I shouldnt have to pay the bill from before I owned the property, but I want to know if this is handled just like buying a property with a lien on it. Did I inherit the bill?

At closing we prorated the paid rents and taxes, but they were prepaid, not billed later.

I just closed on my first duplex. Both units are occupied with inherited hud tenants. One of them is a looney problem tenant that will not have her lease renewed (2 months from now) due to renovations. Her latest request is that I change all the locks because the previous owner had the keys and she doesn't feel safe.

The previous owner is a sweet old man that has had keys to her door for the passed 10 years. Why all of a sudden it would be a problem is beyond me? The previous owner gave me all the keys.

I don't see a reason to change the locks out and I don't think she is unsafe. I will for sure be changing them once she leaves in 2 months. Is there any law obligating me to?

I have a duplex under contract for 130k. The closing date is Jan 19th but it just came up that the HUD tenants that were supposed to vacate, are staying until their lease is up in March. Now the seller wants to push back the closing date until the tenants have moved out to make things simpler.

If we close before the tenants HUD leases are up, I will somehow have to assume the owner/housing authority's contract to collect payment, and then handle removing the tenant myself.

If we wait to close, the seller will handle removing the tenant in April. My only concern is that my interest rate may go up from what it is now, to what it may be in April. What would you do?

FYI my loan terms are 15% down, 3.85% interest. I have to have a coborrower(amazing credit + income) because my employment history isn't fit. Does this seem like a good rate?
