What you can do is take advantage of the experience and knowledge of others so you can invest from afar. Read David Greene’s book long distance real estate investing. You can use these same concepts wherever you are. Never stop learning!

@Teho Kim yes I use a great property management company and everything is taken care of for me. I like the passive side of it while still being involved.

Pick a city you know or where the numbers work and research. I did everything from overseas using a good team in the city I invest in.

Don’t be deterred by the long distance. You sometimes don’t have a choice being in the military.

Where you at on Oki?

I am currently in Okinawa and bought my first property while stationed out here. It’s good to be there firsthand but it is definitely possible to get one while out here. 

Don’t rush into a property just because you’re leaving the country!

@Mykhail Bolden they are a great automaker. Again it all depends on what you’re looking for and where you live. Being in Chicago the winters can be brutal. (I’m from across the pond in Michigan) Every Subaru model except the BRZ is all wheel drive so it helps. 

Toyota/Lexus still stands as the most reliable automaker though. Again a good used vehicle can save money and remain reliable as long as you maintain it.

It depends on your needs. I personally am an auto enthusiast so I tend to spend a little extra on a car while remaining as frugal as possible. I have a 01 Subaru B4 (3rd Generation Legacy in the States) that is sporty but economical. My wife drives an efficient minivan for the kids.

Best believe later on in the journey that I will have plenty of inexpensive cars as toys to enjoy!

Hey @Scott Passman, I bought my first property in Michigan about 5 months ago while living in Japan.

It really is all about finding someone you trust out there. It’s hard doing it from afar but it is best to keep it simple. Don’t dive too deep or the information while paralyze you. Focus on finding a good realtor/investor in your target market. It’s easy enough to get the good scoop on a realtor as there are reviews all over so the rockstars will be apparent. Once you find one you enjoy working with and trust use them to refer you to other members you will need on your team. Rockstars know rockstars right?

In the end you have to trust them and just jump in on the best deal you can find without waiting for “the perfect deal”
