If you plan on selling in a few years then I would put in a dishwasher otherwise I wouldn't install one. I don't think not having a dishwasher is a big issue for tenants. Having a well maintained rental will outshine the dishwasher.

I put ceramic tiles in the kitchen and bathroom. Mainly I don't want to deal with under layer from getting rioted.

I only ask for first month and deposit, anything else is asking too much. I never make my rent and deposit the same amount, otherwise, tenants will use their deposit as their last month's rent. I see places offer deposit specials, their just asking for trouble.

I would only consider for W&D for multi units. If it breaks down, you would have to take care of it.

I would wait. Ever see how carpet look like underneath, not a pretty sight. The hardest part is getting rid of the smell, for a new tenant who don't own a pet, they can smell animal odor right away. Pets comes with responsibility and sometimes I see tenants not taking responsibility such as cleaning up the mess their pets leave on someone's property.

If you don't mind pets in your rentals then have them sign the addendum. Otherwise, follow the lease agreement. Since it says no pet policy, you need to enforce it. Otherwise, your giving special treatment, which can get you in trouble down the line. By evicting someone who don't follow the rules, it can be a good thing, in the eyes of your tenant, you take action and you enforce the rules. Your not a landlord to let tenants get away with things.

Mike I agree with you on the carpet. But I hear carpet last longer with a pad. Not true?

I would advertise now. You never know how long it will take to rent it out. I had a tenant give me a 30 day notice, during that time, I had 2 open house. The day after they moved out, it was rented. The unit was in good shape, just had to do some minor touch up.
