Hi, I live in NYC and obviously didn't make sense for me to invest here so I ended up buying in a state I have never visited (super scary to make that initial leap). I'm curious if there's anyone out there doing the same? What's your experience been like? For me, it's been amazing so far (apart from a few small issues).

Find out what you are great at. Can be anything as long as you can provide value and a solution to a problem or need. Then create an online course. Use your YouTube to promote it. Once you have your course made, then the work comes form really just awareness and selling it. Good luck.

Definitely a debatable issue here. Key learning is do your due diligence. I am super hesitant buying from turn key companies. Rightfully so they are in the business of making money (it's their job). So renovations tend to be on the cheapest side. Usually shortcuts are made for the savings. I bought a few properties and skipped the inspection clause to get the deal, but I still had it inspected. Worst case, if it was that bad I would have lost the earnest money, but that's a risk I took. Agree that I would have had it independently appraised, however markets fluctuate. Right now one of my properties would evaluate 10% less than I paid for it given the interested rates and demand (or lack of). But in the long run, real estate is a winner. I'm sorry you had to deal with this, but take the learnings and do not give up. Thanks for sharing

@Wayne Brooks Unfortunately there are about 300 units in the complex, and trying to figure out who the owner is will be a challenge. There is general board meeting I may be able to bring it up there in a generic way towards the end. See what happens.

Hello Bigger Pockets. I am calling for help.
My situation is this. I have a Condo in California. I am wanting to refinance it. Unfortunately there is a Pending litigation on the HOA due to an owner of one of the other condos suing HOA for a roof leak. Long story short my refi is not going to get approved (I have tried with 2 lenders). They need proof that the issue has been fixed. HOA will not provide repair invoices and they connected me with the litigation attorneys who are as useless as a bag of bricks. The litigation I believe started Sep 9th. I have no idea how long these things take and the firm representing the HOA will not even give me a general idea. Even if I wanted to sell, I could only accept cash offers as others looking to finance will have same issue as me.
Anyone with legal background who can help would be well appreciated.
