Hello! My name is Sierra and I've been interested in real estate investing for some time now. I'm currently training to become a home inspector in the DC/Maryland area. In addition, I'm a student at American University studying entrepreneurship. Thank you all for sharing your stories. I love how all the answers are different and for the most part seems like you guys had rehabbing find you verses you perusing it. And thank you Joe, I have found they answer to my question here. With the exception of Jerry, I figured everyone was going to say they were past Real Estate agents, lawyers, or the like. It's cool to see that these occupations are not necessary to get your hands into rehabbing.

My name is Sierra and my long term goal involves flipping/rehabbing homes. I wanted to know if the rehabbers here could share what they did before flipping homes. Were you working a 9-5? Did you have an occupation related to Real Estate? If so, how did you incorporate it into your flipping business today?

I ended up calling him back and he said that he isn't interested in selling any lower right now but he agreed that I could keep mailing him unless he changes his mind. In my next mailing, I'll explain the benefits of working with me instead of selling at retail. Thanks everyone for your input.

True. I want to respect his wishes and not push my agenda onto him, though I think in my next round of mailings, I'll describe a bit more of what I do and why I buy at a discount. If he ever does become motivated, at least he could refer to me.

I started my yellow letter campaign two days ago and I received a call back this afternoon. The seller left me a voicemail saying he wouldn't want anything less than 400K for his property, so basically retail price. I want to call him back but I'm kind of lost at what to say. He said not to call back to waste his time if I'm not serious but I feel like I should at least tell him to use me as a last resort. I want to be respectful of his wishes but at the same time I want him to know that I'm interested in the property....just at a discount. What should I do?

Post: How to Get Repair Estimates of an Out of State Absentee Property?

If I have an out of state absentee willing to sell me their property, how would I estimate the repair value of the property? Are they going to mail me keys so I get into the house? How do people typically get into the house? Also, how would I make an offer on the house before getting a chance to look at it. These are just questions that float in my brain as I consider wholesaling.

I'm trying to find an investor friendly title company in Washington DC. I'm not sure if it's because of my word phrasing but most companies won't do double closings. One attorney said what I would be doing is illegal. This wasn't so encouraging so if anyone has any suggested Title Companies in the DC area please inform me.
