Would anyone know of any investor friendly title companies in the DC area?

I'm trying to find an investor friendly title company in Washington DC. I'm not sure if it's because of my word phrasing but most companies won't do double closings. One attorney said what I would be doing is illegal. This wasn't so encouraging so if anyone has any suggested Title Companies in the DC area please inform me.
