$4000 isn't even a decent emergency fund or closing costs, but when you are able to save enough I would suggest the place to start is house hacking. That means you buy a property owner-occupied in your case, FHA is probably the way to go since you only need 3% down. You can use an FHA loan for a property with 1-4 units. If multi-units, live in one rent the rest out. If its just one unit, then rent out rooms.

Mississippi has its faults but for real estate investing it really can't be beat at least not in terms of rents vs. property values. Besides, if you are making 460K a year you can make things to do!

I would avoid the 39209 zip code. If you are looking for a place to live I would suggest 39202 or 39211. I invest in the 39212 zip code, but I think 39206 is okay for rentals as well.

I'm a native Californian who lived in Mississippi for 20 years and moved back here during the pandemic to care for my 90 year old mother. Did you own your home in California? I own seven houses in Jackson, Mississippi and if I sold them all I couldn't buy anything here. That means if you sold your California house you can likely buy your new home plus several rental properties.
The first thing to check on when you are looking for houses in Mississippi is the foundation. Because, for some odd reason, people prefer slab foundations even though everything is built on yazoo clay, foundation problems are endemic here.

I'm pretty sure you are wrong about Mississippi. Last I checked you had to be real estate agent for a year before you could be a property manager unless you are employed directly by an LLC.
