Thank you very much for reply and your advice.

Is there a particular area in Jackson that you recommended to start looking? Which ones would you definitely avoid?

Thanks again

I would avoid the 39209 zip code. If you are looking for a place to live I would suggest 39202 or 39211. I invest in the 39212 zip code, but I think 39206 is okay for rentals as well.

I'm a native Californian who lived in Mississippi for 20 years and moved back here during the pandemic to care for my 90 year old mother.  Did you own your home in California? I own seven houses in Jackson, Mississippi and if I sold them all I couldn't buy anything here. That means if you sold your California house you can likely buy your new home plus several rental properties.

The first thing to check on when you are looking for houses in Mississippi is the foundation. Because, for some odd reason, people prefer slab foundations even though everything is built on yazoo clay, foundation problems are endemic here.

I'm pretty sure you are wrong about Mississippi. Last I checked you had to be real estate agent for a year before you could be a property manager unless you are employed directly by an LLC.

In Mississippi, the security deposit is equals to one months rent.

 Sometimes it is even less.

Mississippi investor here. It is rather difficult to answer this question because I paid cash for most of my properties, but I house I bought for about 30K now rents for $900, your not likely to find those deals right now.

With a gross rent of 900/mo what's your average net?  Thanks

How do you calculate gross profit for a property I paid cash for? Probably after insurance, taxes, property management and repairs $500 a month or more.

Yea calculating net profit is really easy. You just take your gross monthly rent. Subtract average damages, prop taxes, insurance, probable vacancy, income taxes, HOA if any. The money left over is called net income. What you paid to purchase this property would not be part of the equation for this particular question.

Well, normally your mortgage payment would be subtracted as well but when you pay cash that changes things dramatically.

I have to agree with @Jay Hinrichs.  Be very careful with wholesalers. I've always been able to find better deals on my own anyhow. You can do well in Jackson but you need to know what you are doing. If you have some specific questions, feel free to contact me privately.
