The zip code where I live in 39212. All of my properties but one are in that zip code. I have one property in the 39204 zip code. My son buys his properties up north in the 39211 zip code. Houses cost more the rents are really high. I would not buy houses in the 39209 zip.

I've only done SFR myself but if I were to buy multifamily homes I would probably only invest on the NE side. Too much crime in multi-family properties on the west or south side. I don't usually buy properties in areas where I won't live.

 Some of my properties are sole proprietorship but a couple of my properties are within my solo401K which would legally be a separate proprietorship.

By "starting a real estate business" do you mean an LLC? I'm up to nine houses now and still don't have one. I don't see myself forming one unless I hire somebody.

You must be concentrating on the west side, Trey. My lowest price property in Jackson rents for $650. I also don't know of any you can buy for 20K that will get $1000 a month in rent. Usually a property I buy for 30K rents for about $850. I think that is more typical. Still, a great ROI.

My son has had good success with Best Bey scratch and dent, and you can find them almost anyway. In Mississippi Cowboy Malone is good for that.

Since I buy houses at 15-35K I generally can't get money locally, though people on this website from out of state have offered to finance properties. I've been known to buy houses on my credits cards. Then after I've owned them for a year I refinance with a HELOC instead of a standard mortgage. Wells Fargo will give first place HELOCs but I think they are only the bank that does.

Hi Timothy, 

I invest in Jackson, MS but I think Oxford is definitely a promising place for a buy and hold strategy. I'm buy and hold myself but initially I didn't plan on holding quite so long. I thought the Mississippi market would recover faster. But that just led me to buy more and more properties because the return on your investment can't be beat.
