I am interested in buying an apartment complex. How do you determine which markets are good to invest in right now?

How do you find out about market cap rates across the states?

What would you do from a top down approach? State, to city, to zip code, to the actual apartment building.

Question, what do you mean by, 'You raise the price of the property up high enough so that the lender's maximum loan will actually cover the purchase price'?

How could you raise the price in 1 day? I thought you want to find the property that is undervalued.

Do example numbers look like this?
Price: 1,000,000
Loan: 800,000
DPA: 200,000

Then upon closing, I get the property and the seller credits 200,000 back to the DPA? Why would the seller do this?

How does Down Payment Assistance work?

Is this debt financing for a number of years? Or equity?
