I have the concept of wholesaling but it is the execution that I am having trouble with. I have  a buyer that is looking for a house I think that I found a house. Now once I get the house under contract, do I bring the buyer in? How do I introduce the buyer and seller or do I just have them deal with me?

I looked up the tax assessment and he is selling himself. The house is move in ready and I would like to wholesale it. He would like cash.

The house is worth $51,200 he wanted $30k but he will sell for $27,500. He is very movitvaed. One bed house on 2 lots everything in the house is 5 years old. Next step is ...

It is a lot to think about. It will be for an investment not for personal use. I think that after ARV it will be worth $90k and my minimal work wording was also wrong. They have a bathroom in the basement that definitely needs updating and the kitchen is small and also needs an update. So the price needs to come down or I walk away.

So I saw a house and it was nice minimal work is needed. They want $90 for it and it is worth about 89 but it does need some work so so I am stuck.
