@Tiffany Archer - Another thing about Gary is that it is supposedly turning around. A new Hard Lock Casino will start operating later this year (or early next year,) the city is demolishing a lot of boarded up houses (but still have a lot to go,) price of the houses are going up for some areas and so on. To be honest, I don't know how it looked in the past, so I can't compare. That said, if you are going to buy properties in Gary, I would suggest to hire a property manager than to self-manage from distance. There are some several good property management companies that manages in Gary. Also, make sure that the cash from is good as that is the point of buying in Gary.

In terms of the cash flow, North West Indiana (NWI) is a pretty good place to invest. I would suggest to connect with someone who does a lot of real estate investment in the area. I know @Sharad M., @Adrien C., @Account Closed and @Tom Olson all do business there. I only worked with Tom Olson, so I can't speak about other people, but Tom and his group is awesome. Technically yes, but I never heard of that actually happen or met anyone who know someone who experienced it.

As far as I know, you should be OK to enter the initial deposit.

I don't know anything about Normal, but IL is, in general, friendly towards tenants than to the landlords.

Unless you are getting a lot of traffic to your website, can you just post your vacant property on Zillow?

I'm not an accountant, but entering an opening balance when you first set up the bank in QB sounds like the easiest thing to do (as long as recording the sale of your other investments to QB is not important.)

My understanding is you first have to establish an LLC in CA. Then, depending on your situation, you may want to have a holding company of that CA LLC somewhere else. But that's if you have a substantial assets. I'm not a lawyer.

You should respond to the Google reviews, for a few different reasons. 

To clarify lies. As you said, some people may lie and leave a bad reviews. Responding to the negative comments can clarify the comment (or at least give the opportunity for the readers to make a better decision.) 

To get a better spot on Google. From what I heards, responding to Google reviews will give you a better spot on Google search.

Even for positive reviews, write nice responses, so that people reading the reviews will know more about your company and who you are.
