I don't see an issue. Even if the turn-key company provides you with a property manager, it's always good to have a backup. I suspect most of them will either don't respond or will help you but won't intentionally try to mislead you.

I just got my intention journal, and I'm excited. Since I just started using it, I haven't established a routine regarding how I use it. I was curious about how other people use it. Would you care to share? When do you write it? Do you look at it throughout the day? Do you use another paper/app to keep track of to-do list? Is It REALLY working for you? Do you REALLY do it every day? How do you use the ribbons? This is not a complaint, but there will be a lot of flipping pages to write everything, as you have to do the weekly part (tracking daily habits) and daily part, daily. I asl find myself using the "My Week / Brain Dump" page for my to-do list so that I have everything I need as much as possible one place.

There's something about writing with your own hand, instead of using an app. One way or another, I'll make this happen!

One bank account per company (LLC for example.) Multiple bank accounts mean multiple cards to carry around. Setting up a savings account for a security deposit may be the right option also, depending on the rules of your state.

If you can afford a lower cash-flow, then go for the lower down payment option. That said, I would recommend to come up with your numbers for both cash-on-cash and cash flow. For example, 15% cash-on-cash and $250 per door cash flow.

In a way, 5% 30-year fix mortgage is like 3% simple interest. You will end up paying $451,358 interest in 30 years or $15,045 interest ever year on average. That is about 3% simple-interest of the $480,000 principal. Also, you could get some tax deduction, so chances are it's even lower than that. Very good deal, in my opinion.

If the interest on your $30k debt is high, I would sell the house and pay off the debt. If the interest is low, I would sell the house, and buy a better property.

I took as lower margin = not producing enough profit, but I guess technically volume can make up for the lower margin.

Along with other problems other people mentioned, it'll be hard to know exactly where you are at once you're in the "fog," so to speak. It'll be easy to look back and say the best time to buy was 2012 (for example.) But did you really know that 2012 was the bottom?

If the house that you want right now is selling for $200k and you think $150k would be a good deal. Now the market crash and the house is selling for $150k. The problem is now everything is selling for $150k. Would you really still feel $150k is a good deal?

Also, now you are wondering if it will go down even further.

Finally, when the market is depressed, well, it looks depressing. The area you like now may be filled with "For Sale" signs, and now it takes extra courage to buy a house there.
