When flipping houses when do you start the process of getting your funding in place?

Hi Peyton! I agree with comments below. It will never hurt to have things in line or at least in conversation prior to moving forward on a deal. Good luck!

Quote from @Matt Hubert:

Any investors in the Port St Lucie, Jensen Beach, Fort Pierce area?  I have visited the area for 4 winters now for a long weekend in February to visit my in laws.  They rent a place on Nettles Island for the month of February.  I'm interested in buying a vacation rental in the area, I do not have any specific property picked out at this time.  Other than some raw land, this will be my first real estate investment.

Looking to connect with other investors who would be interested in giving tips on analyzing properties in the area and who are familiar with the market trends.

Thanks

Matt

Hi Matt! I grew up going to Jensen Beach at least once a year. Over the years the town has grown quite a bit and has made many improvements to the community. We still have my great grandparents house in the family. For years we were renting it long term and never really had an. issue with turnover. Someone made a good point it can be worth it for STR but definitely take a good look at numbers and peak vacation times throughout the year.

Quote from @Ian Stromski:

Hey everyone!

I just finished pilot training in Del Rio, TX. Now that the intense year is over, I'm roarin' and ready to go with some real estate. I'll be moving to McGuire AFB in New Jersey and am looking for my first property within an hour of the base. I'd like this to be a 2, 3, or 4 unit househack. I have a good chunk of cash available, but I want to start by taking advantage of a VA loan (0% down).

My goals are to start with a househack and later, between flying duties, do a mix of BRRRR/traditional investing in multifamily units. Down the road (or sooner), I'd like to get into the larger commercial residential space. I have an inactive salesperson license in NH, studied some real estate in college, and have listened to/watched a good bit of Bigger Pockets. I also enjoy investing in stock options (covered calls mostly).

I am from NH and hope to settle back there eventually but I will have at least 4 years in NJ. I'm excited to get going and I'd love to connect with anyone, especially if you're from, have been to, or know the area! I'd also love to connect with anyone military who is in this awesome community.

Cheers,

Ian

Hi Ian! Welcome to BP! Also military family here, thank you for your service. I have a colleague out of New Jersey who works with military families. Happy to make an introduction if you're interested!

We joined this community to learn more about investment properties. We already have 5 total between the two of us, and we manage a few on our own. However, we want to grow in the short term rental space and 4 plex. we signed up for the pro account so that we can learn as much as possible and execute in order to achieve financial independence. We are open to mentorship opportunities to help guide us to success.

Look forward to hearing from the community!!!

Good morning all. I am new to the site and new to real estate investing. I have no clue what or how to get started. Any guidance would be greatly appreciated.

Hi Nikki! I see a bunch of good advise above! I agree you should take advantage of online resources, listen to podcasts, read books and get out in person to really understand your market. Local real estate meetups are a great way to learn and pick peoples brains about their experiences. I'm also an agent in Virginia, anywhere from northern VA to Norfolk. Best of luck with getting started!

Would you rather invest in Lynchburg, Suffolk, Newport News, Virginia Beach, Norfolk, or Chesapeake? Why? Are there any that you would never touch?

Hi Virnisha! Personally I don't think you can go wrong in Newport News, Virginia Beach, Norfolk, or Chesapeake. These areas have multiple military bases and constantly have turnover with families moving in and out of town. I own a property with my significant other in Norfolk and it's perfectly in the middle of more than one base. Getting into Facebook groups is a great way to find tenants who are searching months prior to PCSing. Hope this helps!

Quote from @Joel Oh:

Hi guys, I am closing a property in February and this house has a huge backyard.

I see that Sam's club has $1k playground so I am very tempted to try this one for my Airbnb. (Probably 1.5k~ with mulch)

There is a huge demand from family guests with kids in this area, so I think the value is there.

I am pretty handy and live nearby, so I am not too worried about repair.

I am just wondering have anyone tried putting a playground at your STRs?

What was your experience? and was there any unexpected issue?

Hi Joel! I agree with everyone mentioning to check with the insurance first. But it's a great idea for families to have multiple activities for kids or even adults. I have seen green spaces that can be used for multiple activities such as soccer/putting/hopscotch, etc. Best of luck!

Quote from @Joshua Christensen:

What are some of the biggest things you look for when hiring a 3rd party management company out of state.  Consider that the property will not support onsite management or maintenance.

What some pitfalls you've experienced that now you are diligent in your hiring process?

Thank you.

Hi Joshua! I'm an assistant for a branch company and we manage about a hundred properties throughout Montgomery County, Maryland. Most of our owners are in other states and/or overseas. We do pretty much everything on the back end for our clients. Get the properties ready to rent, move in/move out walkthroughs, schedule cleaners, take or schedule photos, handle maintenance, etc. We handle the application process as well, Credit reports, rental history verification, job verification, and background checks. I agree with Matthew that it's important to trust who you're hiring so that the process is as seamless as possible.
