 Hi Cameron! I am an assistant property manger in Maryland- here are my tips. Furnished Finder, Zillow, Facebook, and word of mouth is a good start. For screening applicants; RentSpree is a good option or you could reach out to a local Property Management Company and/or Real Estate Brokerage to see if they can just do the listing for your property to find and screen applicants for you. You'd most likely just pay a one time fee. Good luck!


One other thing to add- I would highly suggest making a rental verification part of your process. A previous or current landlord can tell you A LOT about a prospective applicant.

 Hi Ashish! Do not just decline... you need to check your local laws. In most cases that is discriminating against the applicant. As @Charles Perkins said, lawsuit waiting to happen.

 Hi Marie! I would consider finding someone who knows the ins and outs of Property Management in TN. Interview a couple different companies if you can. If you are managing a property in a state you don't know or understand the laws, it makes these kinds of situations way worse than they should be.  Hi Ashley! Check to make sure that's the price point for an entire property or if it's just for one room. Depending on where you're pcsing to, you may be able to manage the property yourself or at least do a trial run. Management fees will more than likely run somewhere around 8-10% of the monthly rent at minimum. You could gather a team to help such as contractors, cleaners, a realtor or even management company who could help you find the tenant and then you take it from there. Either way, good luck!!

Join your local real estate investor Facebook groups. I would start there. Many of the groups on Facebook have a good amount of investors that are local to your marketplace. Perhaps, introduce yourself on there and then even attend some in person meetups. It should help build your network.
