Tenant is on a month to month and is not giving a 30 day notice to vacate

The tenant stated he is moving out at the end of the month and he is not giving me a 30 day notice. In the lease he is required to give a 30 day notice. to vacate the property. Can I pro rate the week and deduct this from his deposit?

He notifed me on April 8th his is moving out at the end of the month. 

He stated I am annoying him because he broke the lease agreement and I brought it to his attention. He has lied to me about different things and will not answer me and most of the time he just ignores me. He basically thinks he can violate the lease agreement and get away with it.

What can I do about this if anything? I am a new to this and need advice on how to handle this situation.

I think you are taking this all too personally and letting it get to you. Treat it like a business.

You know what the agreement says. Your tenant knows what the agreement says. You don't need to continue harping on it. If you try shaming him into compliance, you will only make it worse.

Let him move out. Follow your protocol for turning it around and getting it rented. If your tenant failed to give the full 30 days notice and owes additional rent, deduct it from the deposit and refund the remainder.
