A paint sprayer is the way to go. We use one on all of our homes it makes everything go by much quicker. A roller is an awesome idea, but its hell on the arms and back.

 Half of my portfolio is in a challenging area, its tough at first but there are a lot of resources you can use. For example when I have it undergoing rehab I have the police drive by and walk through at least 3 times a day. I have them drive to the house with lights on to just to speak to the renters and have a friendly conversation. It is way more worth it if you can purchase more than one home on the same street. I also bolt appliances down and add crap loads of security and flood lighting along with a security company that is on standby to call the police who are there in a matter of minutes. Its all about creating your own security and being smart about the neighborhood.
