Hey Chase,

How do you find the contact information for the owners?  For example, let's say that you are interested in buying single family homes in DC.  How would you go about it?

I am already reaching out to the assessors offices in the areas that I am interested in and wanted to ask everyone:

1. Is it worth it use direct mail list brokers to find current owners of multifamily owners?

2. Which ones would you recommend if so?

Hey folks,

I have seen some previous posts on this but thought I would ask again for my due diligence. Has anyone recently taken the 3 days, $1500 course? I know he doesn’t teach it anymore which is disappointing. What were your thoughts on the course and the teacher?

I have a few single family homes and have no experience in multi-family aside from reading his books - emerging markets and multi-family millions.

I don’t mind spending the money if it’s worth it and would like to hear from folks who have taken the course and see if it helped them in their lives.

Thank you all, I really appreciate your feedback.  As I mentioned before, I was/am a newbie in investing in RI and began in 2015 so single family homes allowed me to take small steps and test the waters.  I read "The Millionaire Real Estate Investor" by Gary Keller and started following the strategy of purchasing one home per year with the hope of selling some off to pay off the rest in 10-15 years.  As many of you have mentioned, I see that strategy creating more appreciation than cash flow and I recognize that multi-families or apartment buildings might be the faster path to get to that cash flow.  Thanks to leverage the appreciation has greatly outpaced my stock holdings but I would like to shift my strategy to cash flow now rather than appreciation for a cash out later. 

I would appreciate any guidance on who to contact and create a network related to this on BiggerPockets.

@Joe Villeneuve after accounting for 1 month vacancy and some money for maintenance, they each cash flow about $200 a month. So $800 a month for $200k investment. How will another $200k get me to $10K a month in 5 years? Also it’s harder to find deals now in my area as prices have gone up.
