Post: Lost 2 good deals in the last month

I know this is not new and is a common problem for most investors but I have been losing some good deals recently due to some pain points that I could resolve with some help ! I read some articles on how to analyze but getting comps and checking on title are my main issues.

  • Evaluating a deal - after reading up some posts, I got in touch with an experienced realtor to get me sale and rental comps on properties (along with his advise) but this realtor is busy and takes 1-2 days to turn around. To the realtor's defense, he is knowledgeable about the area I am interested in and is naturally busy. I should not have waited for a free advise and am thinking of incentivizing my search to offer some fee to him if I close on a property that he evaluates but not sure if he will accept it. Is there a paid site where I could get similar comps for myself so I can avoid this wait time ? Any other alternatives ?
  • Evaluating a title - I have had issues with some titles that have dubious entries and I have taken help of title company that I worked with in the past but they are extremely busy most of the time. I know there are a series of steps to go about this search on a CAD. Is there an alternate paid subscription service to do a title analysis ?

Hi, I am trying to get some contacts in the DFW metroplex for sellers who can sell used but working (<5 yrs old) HVAC systems for a rental property that I am rehabbing. Need both A/C and furnace. This property needs duct work as well. Also any contacts for cheap carpet, cabinets and paints would be highly appreciated as I am trying to keep my costs low. Thanks.

Hi Gabriel Welch . Try calling your CC company. If your credit history is good, they may be able to lend you smaller amounts as a personal loan at a decent fixed rare APR. Or some credit cards offer a 0% APR for 18 months. I didn't know this until a few months ago when Amex sent me an offer to lend up to 25k for a fixed 6.99% APR for up to 3 years with no pre-payment penalty. You can always refinance the loan to a lower APR later. Hope this strategy helps !!

Hi, a friend of mine and I would like to buy a property as partners and wanted to put the agreement on paper with the terms and conditions to avoid any confusions. Can anyone pls suggest someone good who can write such an agreement ? Prefer someone in DFW area if possible so I can stop by to meet up. Not even sure who can write such a contract for us....An RE attorney/CPA? Thanks.

Great Billy Stohler . I will PM you separately to understand this a little better. I totally believe that most buyers and sellers look at FB and Twitter more often these days. Think the days of direct mail campaign are going down steadily. I even heard of people buying homes on eBay, which is truly different from what we originally have known.

Thanks Jeff Sprunger for bringing this topic up. Alexis J. , wondering if Cozy lets the tenants put in partial payments to avoid/delay an eviction if needed. Are there any legal concerns to be taken care of ? Like giving the tenants certain specified options for them to pay in TX ? I have a tenant in NJ that has been paying directly to me for the past 3 years on the first of each month like clock work - he pays using Chase though.
