thanks, lots of data to digest in the report, lol. What would be the Cliff Not version? Would like to know which county is better in terms of jobs, safety, quality of schools and from the overall quality of life perspective. Also, which county is more landlord friendly? Which allows for STRs and Airbnbs.

What makes it a good area Ryan? Looking to invest for the first time in multifamily ( out of state ) and trying to learn about different markets. Thanks!
@Ryan Blackstone thank you. I need to do more research on it as it looks like a potential market I'd look at for an investment. What industry is in the area? How close to the University is it? Is is a good market for STR?

I haven't done any deals so this is just what I have learned working for a private lender and then learning from investors. I would say that it depends on how actively you want to be involved.
You could become a private lender like @Nick Travali mentioned. I worked for one and while you have to have all of your legal ducks in a row to make sure you don't lose your principal, it can be a very nice investment vehicle.
With that much residual income left over, I'd suggest considering entering a small multifamily market as you minimize the risk and maximize cashflow.

I actually moved on from the Columbus market. I do believe it is a great market to invest in, but I didn't want to wait to built up the capital it required for down payments. The only suggestion I can give is to get yourself a team experts who can help (realtor, contractor, property manager and lender). Hope this is helpful, good luck!
