I'm a total newbie so not sure if this option would fall under the "duplex" consideration but what about finding a place with MIL? It is technically not a duplex but can create a steady flow of income.

I'd like to open HELOC and looking into BECU but wondering if there is another better institution. Maybe it doesn't matter...

Steve, thank you for your guidance. Believe it or not, the last agent was a referral too BUT from someone, we didn't know so it was really a cold referral. I was inexperienced and desperate to buy ( bad move)

I've been talking to agents today. One is proposing video instead of Matterport. Does it matter?

@Steve K. Thank you for your detailed and logical explanation and direction. It all totally makes sense. As per a high performing broker's Livestream this evening our luxury home sales are also down but anything under 1M is going strong. My thought process is that people are still moving in the area and it is hard to find a house in our area under 800K and ours is right under that.

Any tips on how to choose a good agent?  We had a bad experience last time (14 years ago) and now that we are in a selling position I'd like to partner with someone who will be easy to work with and knows how to maneuver in this type of market to achieve best results. Thanks again!

@ShanVincent I know a CPA ( a family friend) who is also an investor herself. Would you like me to refer you to her?  One caveat - she has a full-time job so not sure what her availability is in terms of taking on outside work. 

Hi Crystal, my question was really about what does that mean, in concrete terms, to put the property under contract. Does that mean we negotiate all terms with the buyer and include a clause saying that they agree to buy, as long as the inspection is satisfactory? 

@Crystal Smith Could you explain more about putting the property under contract while waiting for "shelter in place" to be lifted? Thanks.
