Does anyone in Houston, Tx know of any title company or real estate attorney who does double closing on wholesale deals. Both A-B and B-C stand on their own. I am not trying to use buyer C's funds to fund the deal I have a transnational funding company that does that. Any recommendations would be greatly appreciated.

I have a question. I was told by a Texas real estate agent that if I used an FHA loan to purchase a duplex, triplex, or 4-plex that I intended to occupy that I could not collect any rent money from other units because that wold be considered mortgage fraud because FHA loan can not be used for investments. Can someone tell me if this is true. Thanks

I trust someone can help me with this.  I'm a new RE in Houston, Tx.

Starting out I intend to wholesale deals to build up capital in order to do some fix & flips, and fix & holds.

My plan is to located discounted properties put them under contract and use a transaccional  funding company to purchase property from the seller then assign the contract to another investor and do a double close and cash out during closing.

I cant seem to find a title company willing to do these types of transactions because of the title insurance issue.

Are there any wholesalers in Houston who are doing these types of transactions if so you can please point me in the direction of a title company that can help me. Or if I am going about this the wrong way please educate me I'm very open minded and willing to learn.

Thank you all in advance for any information that can help.

Okay here is my situation. I have a friend who has a condo she wants to sell. She currently has a tenant in it paying only $550/mo. Its a 2bd 2ba. The ARV is $52,684 she does not want to boot the elderly lady out who has been living there for over 20 years. Can anyone help me with options on how to structure this deal? I asked her if you would consider seller financing. I also have a few investors interested in it could I also get it under contract and wholesale?

When investing in real estate in Texas is a real estate attorney used or a tittle company used for closing? I've read somewhere that every state is different and that Texas requires the use of a real estate attorney for real estate deals. Just looking for clarification and recommendations if possible. Thanks in advance PB community.

Alice, thank you so much for your insight. :)

Riddle me this, please. If I called up a listing agent who is lets say listing a fourplex, and I asked him/her some questions about the property, including "are at least one of the units vacant?" Can they give me this information?
