Ridiculous OP but worthy of providing some input on the app. 1) Actually view user profiles / message users: currently there is no way to message a user when viewing their profile in the app. 2) Email notifications should link to app if opened on mobile. 3) When viewing search results from the forums, I am taken back to the top of the search results when closing a selected thread rather than back to the place in the list where the thread was that I just opened. I have more but those are the main ones for now. Thanks for the great site. Ben

What about that groutable vinyl tile I've seen at Lowe's? Any experience with that?

One "hack" I started using was forging a relationship with a local realtor to show my houses for me for a cut of the first month's rent but no need to hire her or her company as a PM. Happy to share if interested.

Unfortunately your woes sound far too familiar to me...and for most folks who have used PMs in a predominantly rental market. I have 2 SFR in the Sneads Ferry area. Back when I had one I started self-managing after firing my PM following a terrible experience. Have been able to self-manage even though I've spent a fair bit of time out of the area. I built a solid network of contractors that I trust, have friends that will check on on the property if needed, and do my best to get quality tenants.

As a 14-yr member of the military I've never used AHRN to find housing and I've never had any other service members using it. The one time I posted a house there I never got any leads and found the site difficult at best to use. A much better site focused on the military community is MilitaryByOwner.com. Have been VERY successful using that multiple times over the years.
