Any advice on how to / where to start to sell a rental property directly to a tenant without going through a realtor? I have the house and I have the buyer. Thanks in advance. Ben

After becoming an accidental landlord (military move, house didn't sell) I hired a local PM. She seemed like a nice lady, like a grandmother. Fired her 7 months later when she let my tenants out of the lease without telling me. After nearly coming to blows with her husband in her office about my request that she pay for the lost rent I filed a complaint with the state realtor board. I got a favorable judgement and some $. Am not interested in paying 10% to someone who is little better than a middleman. After building my own network in the area and adding a second property I'm now working on my 3rd. I'll manage the properties myself until I can hire someone to work for me. My $0.02.

@Lap Ku- the BAH is in addition to salary. But it is an allowance to which they are entitled. It is up to you on how you want to treat it. If income verification is part of your application process then ask to see  the military member's LES (leave and earnings statement), the same as a civilian pay stub. 

On the whole though, I continue to beat the drum that renting to military is no different than renting to a civilian. Go through the same background checks and rental application process as you would for any other prospective tenant.

Don't forget about your local independent insurance agent. After going with large national firms I had two local agents quote me a new policy. Both came in well under the "big guys".
