I have a tenant on an expired lease , contract said 60 days but what are my rights now as the lease is expired? She gave 15 days but offered to pay 15 days for next month. Also, her dog has peed on the carpet can I take that out of the security deposit ? She lived here for 3 years so not sure if new carpet qualifies as normal wear and tear. Thank you for any help, the realtor for her new apartment is calling for a reference but I want to know my game plan in advance :/

We are in Rockland County just across the bridge and opted for a 3 family for the high costs in the area as opposed of a 2 family, but are not able to make money on the unit for now.. one apt covers the taxes in rent, the other unit covers the rest of the mortgage and we live in the third apartment. So for now break even and building equity over 30 years plus living for free will have to do, but in this area rents will just keep increasing so eventually there'll be cash flow.

Our seller was downsizing and stayed on to rent one unit, we found the other renter through Craigslist, and are living in the 3rd apartment. High demand for rentals, both people that work locally and in Manhattan, looking for more affordable rent than what they get there. 

We went with Piermont since we have kids and it's in a top rated school district, though Nyack is bigger, a great nightlife and nice restaurants overlooking the river.

We just bought a 3 family across the river from you, in Piermont. We looked at many nice multi family houses in Nyack before settling on this one, that could be an option for you, Rockland is more affordable than Westchester.

Husband and wife can be a great real estate team. I am home with two kids and do all the screening for tenants, call contractors, ads etc, and though my husband jokes that he's the only one bringing in a pay check, half of our income is from rent. Not to mention what his cost for two full time daycare positions would be if I wasn't home with the kids. So if you are planning on having kids (I assume that's why she's planning on going part time or quitting) forget the prenup, and get her involved with the business.
I would also stay put. Living somewhere your kids will thrive growing up is key. Enjoy your home, raise funds elsewhere and your equity will probably be even more in 18 years when the kids are done in school.

I can't pay the security deposit or first month rent, only one of them but I'll pay when I get the money. I am a pastor so you can trust me. My stepdaughter is a recovering addict and will be living with me.

We just bought a 3 family house in a great appreciating area in the school district we want to put our kids in eventually. Taxes are extremely high in this area which is why we were forced to look at 3 families instead of smaller houses. One of the rents is just going to cover the monthly taxes. But the two rents, $1600 and $1500 will cover our monthly $3100 mortgage (includes taxes which is $1300) so for us there is just no other way to get into the school district that we want into and just having to pay for utilities and maintenance than to buy a 3 family house. Taxes for a single family house would have been $1000 per month plus the mortgage. For some people it's not worth it to share the house with others but so far (we lived in a 2 family before) we screen our own tenants and select people that we have been getting along with.
