@Amanda Davis @Adam Smigel I am from los angeles and am looking to invest in lorain. I am currently under contract for a duplex on w 13th. for 50k. Is this a decent area of lorain? What are some of the streets and areas you would suggest avoiding?

@Tim Debronsky Hey Tim, what is your advice on the streets and neighborhoods to avoid in Lorain and what are the better more safe streets? I am currently under contract on w.13th with a duplex for 50k and it makes 1170/mo in rent. 

Hi, I am looking into some investment properties in Lorain and also in Cleveland 44109. I am not familiar with these areas and I was wondering if someone could give me information. 

1. Are these bad neighborhoods? I have used crime map websites and zillow to look at Lorain and have got conflicting reports. 

2. I know Lorain used to have a big steel industry but it has been shrinking. Are people leaving Lorain? Is the area getting worse?

3. Cleveland with the area code 44109. Is this a bad part of Cleveland? Is this located near anything of value?

I would appreciate any insight on these markets. Thank you.

@Doug McVinua @Katie Broyles I have been around most of Phoenix into the Glendale area, Scottsdale and the Mesa area. What is your guys opinion on Mesa?  

I only buy and hold. I have not done a flip yet.

I live in Southern California and I have been investing in SFRs in Tampa for about a year now but am getting sick of the long travel time. I am currently considering investing in SFR properties in Arizona, but am not super familiar with the cities. I have visited two times in the last couple months to drive around and look at houses. I have gotten to know a few neighborhood but have not been able to come to a confident conclusion.

I was hoping you guys could give me some suggestions on neighborhoods and cities to look into next weekend when I visit again. I was hoping to get a single family home for less than 300k (and have good cash flow). 

If there are things I need to consider I wouldn't be aware of please fill me in!
