In my SF, the tenant is responsible for the (quarterly) water bill, and since they've moved in on November of 2011, I always have to tell them to pay the water bill. They're always delinquent and getting the late penalty. They're late again.
They are month to month. I'm trying to figure out a good way to stop holding their hand. Go to an annual lease with penalties spelled out for failure to keep current with the water bill?...I dunno, they don't care about the penalties now...
I don't know, they always pay the rent at the last minute and are always late with the water...tenants like that are a dime a dozen, I feel like bumping the rent to either get their attention or inspire them to move...but then again, years ago a landlord friend told me, you're better off working with the tenant you have, than to get a new one and not know what you're getting...
Frustrated...

Never defer maintenance,
it sends the wrong message to your tenant(s).

What I'm thinking is, if you are pulling a fast one, wouldn't you want to keep a low profile? Why broadcast it, or piss off a neighbor carrying a grudge?
Reminds me of a story I'll never forget...in my old neighborhood, all of the houses were brick 30x30 cape cods with side drives. Pretty much cookie cutter houses built right after WWII. I even pulled into the wrong driveway once, that's how similar they were. Anyways, the guy next door just got a 25ft power boat, ski boat thing, 454 Chevy, just beautiful. He parked it in the drive. Not too much later his garage got robbed, and he seemed kinda confused why he got hit and no one else. I told him, "Maybe it was the 25ft flashing neon sign you have in the driveway telling everyone, 'I've got money!'".

...had to run to Pick&Save, and there's a bee randy new 3/4 ton, crew cab pickup, 4x4, lift kit, with the most expensive Western combination snowplow you can buy mounted on the front...with disabled plates on it in the handicap parking spot.
A middle aged couple came out of the store got in, and off they went.
How in the heck can a person be disabled and climb in and out of a truck THAT tall every day?
Somebody PLEASE 'splain dat to me...

So instead of driving past as I've done for the past 40+ years, I pulled in the parking lot to have a little closer look see...

Rough? Oh my...talk about not caring! It gives the term absentee landlord a whole new meaning! The main entrance is two doors wide, there's a door on one side, and a sheet of particle board on the other! The railing going up to the door has these butcher repair jobs on both sides...I mean curb UNappeal.
Sad, truly sad. They haven't put a dime in that place.
Zero pride of ownership.

I am in need of a caregiver for my 91 year old Mother. I am her sole caregiver, and it's gotten to the point where she cannot be left alone safely. The thought of a stranger in our house for hours does scare me a little. While there are firms like Visiting Angels, a tenant of ours suggested advertising on, or checking Craigslist for a caregiver, as the hourly rate would be less.
So while there is some peace of mind with a service like VA, the cost savings of an individual has some appeal.
I was thinking of doing a check similar to screening a tenant...crimes, judgements, credit check, evictions, etc...
Would you consider a private person or be more inclined to go with a firm, and if you did go with an individual, what kind of background check would you do?

There's an 8 family just a few blocks down the road from our 4. Nice looking building, but it sits "sideways" on the lot...one of those.
Anywho, it's been on the market for a while...for 700k. Insane price. On Tuesday they dropped it to 550k. 150k in one move. I'd loved to have heard that conversation between seller and listing agent.

I looked it up, the seller bought it last year for 300k, the current assessment is 488.
Buy for 300, sell for 700 14 months later.
Makes perfect sense to me.
