Would anyone be willing to share with me the contract that they have their contractor's sign before a job? My property management company is 4 months behind on our first project together, and to expedite completion, we've asked them to sub-out, but I don't want to pay anymore holdings costs due to incompetence, don't want the deadline extended, and don't want the quote to change.

Also, what sort of consequences/reductions do you require if a contract misses a deadline?

Does anyone know if Bigger Pockets gives tours of their office? I’m visiting Denver for the next few days, but didn’t see a general email or address on the website.

This is my first post, but I've been listening to BP for several months and my partners and I just closed on our first 5-unit!

However, this is not for our portfolio, but for myself. I want to move to a market that is currently booming, therefore, not great for me to start investing in. Some of the only spots that are even reasonably priced are condos. I know most investors stay away from condos, but if I can find one that has the potential for forced appreciation, renting a room or two, and Airbnb, then could a condo be good for house-hacking?
