That rental rate seems a bit high for the type of property that you are describing. Be prepared for a lower rent in your financial model.

Hey guys,
I a buy and hold investor and have several SFR that I buy primarily from wholesalers in Louisiana. I tend to buy houses ~70% of ARV minus repairs and I use several independent contractors to bring the houses to rental ready conditions. I've found several good independent contractors that I trust and have the knowledge to handle most of the repairs without having to sub out each individual task. I want to scale my business and want to have the right systems in place in order to do so. My problem that I am experiencing is how to manage contractors at scale? How to you manage time sheets and keep track of which projects each contractor is working on? Scheduling etc. My end goal would be to have some visibility into how long each task takes to complete and see which contractor is the most efficient at completing a task. Any help on this subject is much appreciated.
