You do not need to get a commercial loan. You are allow up to hold 4 conventional mortgages by law. You are only allowed one FHA loan at a time. You should be able to refinance as a conventional but not a FHA. You only need a commercial 5 unit or more.

Emily, If you refinance the property, you can get another FHA loan if you financially qualified.
