Yes, I definitley have the site for CT laws and have looked at all the leases, and plan to factor in those. Also to save costs would it help to when I close on the house bring a copy of a lease I plan to write up (will take bits and pieces from multiple ones) and have him check it over quick? Thank you,

I did I got the offer reduced another 2k so now it is 45k instead of 47 and i accepted because it still is an awesome deal no matter what. 1400 rent potential for 45k just taxes are 3200 but regardless was a great deal for first time buyer. The gutters are my first concern and then the chimney.

Ok my first repair will be the chimney, then I will plan on the roof sometime in the summer. I have the reserves to do the roof now, but once the property is mine I will send pictures and tell you exactly what I see to make sure we are on the same page. I have quotes of the roof around 5k and the chimney repair of 1300-1400. The roof doesn't include installing plywood which I dont believe it needs but who knows. Also the gutters are missing some pieces that connect the roof to the side gutter and down spouts are missing too. Is this something I can do (not handy at all) or should I hire someone to connect the pieces for me. I need to save $ so I have no problem doing jobs I can do but don't know if it can be a big issue. Thank you guys for your advice !

The loan officer said my numbers were tight with my income being a waitor and all but after she ran the current tenant living upstairs rented at 625, she said that made a huge difference and should get in. I also have a credit dispute in tact that should be cleared up in the next couple weeks which will bring my 3 scores at 730, at least 680+ on the two with the name mix up. The lady said my chances are excellent but how many of you actually still have problems after the loan officer says that ? thank you still nervous because I want this house so bad and to get started to building wealth! It's all I think of is the bank. Also should I contact smaller local banks as well just incase this doesn't go through? thank you!

Ok new investor here who is in contract with my first rental hoping to close in a month. I have a few questions as I am researching landlording so much that I will not fail at it. Besides the landlord tenant lease document that they sign, what other documents must they sign before stepping into my rental. I want to make sure I have an idea of exactly what I need before so I waste no time getting someone in. I will already have pictures taken with the tenant and have them sign off on them. Other than that what documents do you usually have as a landlord besides an application and landlord tenant lease? thank you!

ok the chimney damage is mostly on the top where it is on the roof not so much in the basement. Some bricks are turning into powder but it wasn't an issue the inspector said as much as it is on the roof

Ok that was my orginal plan is to check it out and only make the repairs when the leaks start to happen otherwise it seems to really kill my cash flow. I already will put aside 100 each month for maintence to plan for a new roof in the future but I didn't know if it makes sense to replace the whole thing were talking 10k and the house is livable with no repairs, also on the chimney I have no idea on to how I can keep that cost down too thanks

and for the roof it says it is near its life, and shingles are curling and lifting..

it says brick is cracked, mortar deterioated, spailing on brick in attic, needs repairs and rebuilt by quality contractor...

That's what I figured I have checked out the attic and there is no sign of it. Something was patched up recently but report said the shingles were damaged and curled on the side. The chimney also needed a repairs on the inspection. But I have a tenant upstairs and it is move in ready
