hey everyone still a new investor here! So far I have joined my local REI and have been to a meeting and look forward to the upcoming events. I have been on this forum daily looking at ways to learn, although I seem to be interested and have learned a lot, I tend to be like 90% of this population where I say I want to be an investor and become financially independent, but who knows if my dreams will become true. I would love to know if people were like this and lacked the daily motivation to succeed and what methods they used. maybe hypnosis? thank you!

hey i found a website where the person is selling cash flow properties out of cleveland Ohio.. the site is extremecashflowproperties.com. My question is are sites like this legit and what do i look for if i was going to purchase one of these for some cash flow.. thanks

Hey I am currently looking at properties in south flordia naples, fort myers, and the charlotte north carolina areas. I would love to buy and rent out but since I am from CT i would need a property manager. I have the site narpm.com, but does any one know of any off hand that they would be willing to share with me. Also if you know of any other good markets to invest in now. Thanks

newbie here.. just a quick question for starting out would you guys buy a property and be your own landlord and deal with all the issues, or should i take the conservative approach and find a PM. I personally would like to do it myself but I know a cash flow city Rochester Ny which is like 6 hours away would be impossible to do, Another issue I have is how do I know if the PM is actually good? maybe you guys can offer some advice on any CT based PM or agents that can assist me in the process.I am trying to find a meeting to attend here in CT but alot of them are on more advanced topics

Yea, I see a bunch of cheap houses in neighborhoods that look rough, but if they can make good cash flow that is fine with me. Ray, you are actually into the same kind of investing that I am interested in which is buying rentals and making extra money. Yea I will probably head up to the next meeting depending on my school and work schedule but that sounds great!

that would be like 100% ROI and that seems too good to be true which is why I didnt know about them..

That good! so that would probably be my best bet to get started. I actually listened to the phone call tonight where the two owners said they can get properties for like 10k from tax based auctions? she also said there is one in waterbury for 9k and produces 800 a month in rent. I find this hard to believe

well what she told me was " some PM's charge 15% but I am not greedy and only will charge 12%" I realize that I can probably do a better job than her just reading these articles on how to screen and be a landlord I have already learned alot. I saw a site called CTREIA that has a membership any one have experience with them?

Thanks Pete, I already started looking into the REIA, but I am a bit nervous to attend the meetings. I will see when the next one I saw their are fee's and some are free which ones do you recommend?

Thanks! i appreciate it. I will stay on here and read articles and the forum everyday. As you know CT is tough to invest in because the housing and taxes are so high. Another quick question do alot of people look on here for properties and do you have success with them?
