I should ad...these folks also had a fake lease and claimed to have talked on the phone with the supposed landlord....but wouldnt give his phone number to the cops. The place...no plumbing...most copper stolen...no heat source. Cops laughed and told them to move on along.

Ironically I just went through this in California...a state notorious for favoring tenants rights. I have a place in renovation. I make it a point to get to know the neighbors and give them my contact info just in case. This particular property is in a town in the Sierras...about a half hour from my base up there. Im not up there full time yet.
The neighbor called me last Thursday and asked if I had rented the house as people were moving in...I told him NOPE and asked him to call the cops. He did...the 'tenants' claimed they saw a craisglist ad and paid to rent it...cops made them move on anyways...
never hurts to know your neighbors..and call the cops...sort it all out later.
If my neighbor had not called I would have been in an adverse possession scheme shortly.

@Anne Smith, youre right...dog owners arent a protected class...unless it falls into that grey area of 'service animals' ...Im a pet friendly landlord but have my limits. A few places I simply say ' no animals'

I am in California and one of my insurance companies states the same...it gives me an automatic way to turn down an application. I usually back this up with other reasons. I manage m own properties though...and I wonder if you might need a better (different ) property manager. One that can get your insurance cancelled is not looking out for your best interests.

I have a few like that with Travelers and also with Foremost. They had the old fuse box replaced with a breaker panel. My policies all run in the 1000 range, give or take a few.

I found a safe in a house I had just purchased too.This house had sat empty for about a year and I had known the former tenants (both deceased) for many years. Ironically the electrician was there working on the place when my handyman plunked it down in front of me and asked who owned the safe. The electrician was the son in law of the deceased tenant. There was indeed something in side as we could hear it move when the safe was tilted. I took it home, called a locksmith. Turned out the safe was too old to find a combo, even though we had serial numbers. Family of the deceased tenant was hoping a family ring was in there and maybe a handgun. I had agreed to return any family keepsakes. Locksmith wanted a few hundred to open it. My son cut it open as others suggested. No family ring...porno tapes!

Well (putting on my armor plate and picking up my bow) Im going to have to disagree with most of you. Especially about older houses. These are my forte (Got my primary residence this way). This doesnt look like its on the register so discard that...and its interior has been 'updated' ...I would go for it. In my experience these older California houses were build out of redwood...and tend to be 'overbuilt" . Depends on the state of the wiring and the plumbing. Me? would buy this in a heartbeat...trick it out...buyers love this old stuff and you just cant duplicate it new. Feel free to pm me...Loading up my flamethrowers now...

I had a few interesting applicants just this last week, and as someone else said...'Rude does not qualify.
One tenant applicant looked great on paper, plenty of income. The current tenant of the house agreed to let him come in to see it. He then sends me a text telling me that its not suitable unless I make a long list of modifications. Tenant told me he was rude and pushy. I moved on to the next qualified applicant. If they are rude at this stage they are a nightmare later.
Another house, a complete remodel including replacing ONE missing cabinet door. A unique door , I had a cabinet shop duplicate one for me. Showing the house a guy walks in with the missing door! Told me that he used to rent a room there and when he moved out he 'found this in his things' and asked for an application. Gave him one, never got it back. SMH...how does a door just appear in your things when you move?
Another guy came in upset because his friend was there looking the day before and when he made an offer on the rent I made a face...he offered about a third of the rate...and when he tells me the story he says "See!!! Youre making it now!!" and stomps out.
I think its great when they self eliminate.
