@Nathan G. They already have an eviction order! But then they filed bankruptcy and somehow got more time?? They owe us $14k. This is part of the reason we fired the other guy.

They let us in today. There are more people living there than are on the lease, more pets, and the garage reeks like pot. Now what? They say they're moving at the end of the month. There is a lawyer involved, hired by the old PM...

WOW dealing with my first super high conflict tenant.

QUESTION: Is there a law (I know different states vary) that a tenant must be given 30 days written notice of management change?

Background: I just took over managing property we own. It was a sudden thing, as we needed to fire our old manager. August 1st I started managing. These tenants are in the middle of evictions and have been milking the system with filing for bankruptcy. One of them is a paralegal.

ANYWAY, I posted a 24 hour notice to enter on her door so I could take photos for the listing and we could inspect the home. Her lease specifically outlines that only 12 hour notice is required. She is threatening to file charges against us for trespassing and says we are absolutely not allowed in "her" home.

Thank you! We had toyed with the idea of running Airbnb out of a unit or two, but have heard horror stories of damage and drug binges. The company that approached me is a company, not amateur, but from out of state. Eek.

I have a listing for a really nice duplex community (12 units in all). I was contacted by a company that specializes in luxury short term rentals (for professionals like traveling nurses, etc). This company wants to lease a few units, and then run their short term rentals through it. Basically they are paying the rent to make it like an Air BnB? Also, isn't this subletting? I am sure they'd charge much more than the rent. And how do I know they are putting vetted people in? On the other hand, they'd clean it and stock it... probability take immaculate care of the place. It isn't something I've heard of before... what are your thoughts?

Great advise thank you! Do you know off the top of your head if the letter of authorization can be included in the application? E.g.: "I the undersigned agree to authorize Squarepoint Properties to verify all information provided including rental history, past and present employment etc..."

I just got my very first application! This lady meets our minimum qualifying standards, including income and credit score. But when I'm looking at her notes it lists bankruptcy. I'm so confused! Can you have good credit and have recently filed bankruptcy? She also checks out that she has a good job, plus the money from selling a house. She's moving from out of state. In another notes section it says "Chapter 7 bankruptcy discharged"... help!

@Scott M. Thank you for your thoughtful answer! Our previous PM is TERRIBLE at communication, even waiting weeks to get back to us (THE OWNERS). So I don't trust him to tell the tenants anything. But I will get started on a friendly letter. Giving them copies of forms for maintenance and how-to is a great idea. Thank you!

@Katie Willcox I have 6 minimum qualifications, and I think you covered them in yours. But, I don't put stuff like pets or where the income comes from in the standards up front. To me, those are more application questions. You're just trying to weed out the people you absolutely do not want to rent to. Maybe the list of 12+ standards looks overwhelming to potential tenants? Just my two cents... I'm brand new. Lol

My husband attended the court hearing today, after following all the steps to evict. The judge said "how do we even know you own the property?" to my husband, and then reset the court date for a week from now so we could provide proof! So, apparently it's handy to bring your deed or sale records from the title company! We were a bit shocked.
