This is why craigslist is basically useless in most areas, cause half if not more of the post are fake or people "testing" stuff.. I reply to several adds everyday in 3 different craigslist areas, almost never do they turn out to be legit. What a waste.

This may or may not be true. Tons of hispanics use cash checking places and my experience with them is they are pretty laid back and peaceful. Don't know about your area though maybe it is way different.

If I were you I would run two fake ads on Craigslist. One is for the warehouse and one for an apartment. See what kind of response you get. This "might" give you an indication how fast you can rent the places for and for how much. It is free and could provide valuable information.

You generally cannot just become a member of those MLS's and the information provided doesnt really help as theres tons of different MLS's within the states, one for Austin, one for dallas, one for houston, ect. need to know the area

I agree with most of what has been said, wouldnt touch the cabnets! everything looks fine. Track lighting is generally though of as out dated and the space probablly isnt big enough anyways.
Wood laminate is not suggested for use in wet areas such as kitchen or bathroom.

Everytime I read something it seems like Detroit and most of Michigan for that factor has gotten worse and worse.. cheaper and cheaper.. Do you think this town will eventually rebound!? I know no one can say for sure, who knows, but what are your thoughts? Recently read this article http://www.dailyfinance.com/2009/11/17/detroit-stadium-or-new-york-studio-the-silverdome-sells-for-58/

That stadium sold for just over 1% of the orignal cost to build? Amazing. Sad. Seems like its almost too far gone to come back to me.

Im currently doing just that. I have 4 rentals, not really in war zones, but i'd prefer to live in a nicer area, also prefer to live in an apartment. although most are against it, Im young, rarely home, live minutes from work, love the area and would rather live in the apartment (no yard work ect) at this time in my life, dont have kids and the apartment lifestyle fits me just right. just use my cashflow off the rentals to pay for my apartment.

Personally I do not own 100's of properties.. not yet anyways, but generally most investors who do aquire a huge amount of properties are not use traditional financing, maybe for the first few but not normally after that.
Different ways of obtaining properties include
owner finaincing
hard or private money financing
lines of credit
master lease (you dont actually own)
theres tons of ways out there..

My strategy is to take the several properties I have, and pay them down as much as possible in a short time, then pull money out of them and use that money for more properties! hope it works! lol

Not at all. Although rare some HOAs dont allow rentals and different things that would make investors not want to purchase in such HOA's. Also make sure to know the accurate HOA fees and if the REO has back fees due.

At my current time I dont see it being worth it as i dont have enough property, but my properties in Amarillo, Tx have very high insurance rates, I pay nearly $1000/yr for $30,000 in coverage. This is high deductible and covers only like fire damage and tornatos, and isnt replacement value, so I dont see this policy ever paying out much if something did happen unless the property burned to the ground. I think if I had 30+ of the properties and wasnt required to insure them since they currenly have loans i would consiter.
