Hi gang - I got a flip op that literally landed in my lap and due to the holidays and personal commitments I need to get it done in 3-4 weeks and I need help. Does anyone have recommendations or numbers for the following trades? Normally I tackle a good chunk of work myself and hire hourly folks but I need this one done quick, with quality and for reasonable prices. General contractor or someone that can tackle the work - demo, install vanities, etc Painters Laminate floor and tile installers Landscapers Any help this awesome group of people could give me is tons appreciated!

You may try checking other DB foreclosures in the area to see if they use the same real estate broker. It won't get you in touch with the bank but you may be able to get a first look at it from the agent. So t be shocked if it's not in the market quickly, some in my area have sat for over a year before the bank got off their rear ends and listed then.

Are there any local websites that folks are using in Houston to advertise or more improbably get responses on their rentals? Have a vacancy coming up on a Webster condo and want a quick turn around.

I picked up two vacant parcels in buffalo Ny for a whopping $600 each. The cost of title insurance is $303 each, is it worth it to add this cost to the purchase? I've obviously got it on my other properties with houses but just don't know if the high cost to purchase price is worth it.

Good morning team - I'm starting a flip in south Houston (Webster area) does anyone have a good source or recommendation for a carpet guy? I've usually used Home Depot (cheap, free install) and looking for a local option that is similar in price. It's a 150k home so not looking super high end. PM or post if you have any leads. Scott

I did my first few flips as live ins to get my feet wet and save money. Basically I found foreclosures and used FHA 3% down conventional financing. It was a win for me as I got into a positive quite house with almost no money out of pocket and I could do the reno on my timeline as funds allowed. I ended up moving every 6 months or so but it was worth it to me.

Can anyone recommend some private or hard money lenders in the SLC or Provo area?  I'm fairly new to the area after successfully flipping in Houston and looking to connect with some local lenders.  Also if you have any deals please feel free to reach out!

I've bought a few HP properties and my experience has been varies. On most they negotiated a little bit, very similar to a normal seller however if the home needs significant work they are open to negotiation when a detailed estimate was provided. They aren't picky on financing and will allow FHA providing you qualify.
