@Shane R Williamson I’m just n Richmond, 20 minutes south of Lexington

Over the past 12 months I've built my portfolio from 6 doors to 30 with my most recent acquisition being a 12 unit building.  I am now to the point where I need assistance and researching my options of just hiring a PT maintenance person or hiring a Property Manager to oversee it all.  If I hire a PM, what are my expectations?  What is the general role of the Property Manager or does anyone have a "job description" they could share.  What kind of contract should I have with the PM?  In my area I have researched and noted 10% is typical but what all should I receive for that 10%.  Thanks for all of your feedback

FYI, they did pay finally over the weekend, but since lease is over, I still want them out so working towards that as well.  Once I started posting notices, they found out I wasn't messing around and actually started communicating

They have not paid this month and have been late every month in past 3 months.  In addition, I have found several lease violations, including failure to report damaged or broken property, pets in premises, etc, etc, etc.  Its time for them to go.  I will consult attorney tomorrow.  Thanks

I have a tenant under a 1 year lease with month to month option at end of terms.  Lease expired 10/10/2015.  I have made several attempts to contact tenant to resign a new lease or discuss situation.  For past 3 weeks they been avoiding calls, texts and never home when I knock on door.  I made my monthly inspection after posting notice on the first and noticed they were still occupying residence but things were a mess with broken shower head, broken bedroom window and trim off front door removed, not to mention the illegal cat I found in the laundry room.  And of course no rent paid as of today for November.

My purpose of this post is to find the easiest, quickest way to get the tenants out.  The lease has expired and option for month to month would only be considered if rent was paid and it was not at time of lapse.  I post a notice of lease termination today at the property but still have had no response.  

I am in Kentucky and never had to do an eviction before.  What is my next few steps to vacate these tenants.  HELP!!

I have a property in Kentucky under contract. Looking to borrow $74,000 (80% of contract) plus $7500 rehab funds. ARV of $130,000. Very limited rehab needed and can be back on market 2 weeks from date of close. Looking for funds to close in next 30 days.
