Option A - shared laundry in garage - leaves you open for tenant issues/disputes that could be a huge pain in the neck.
I’d go for laundry in each unit and forgo the 1/2 bath.

Planning for 2020 and plan to make another investment. Currently have two single family rentals in Indianapolis which are performing well. Just returned from Gatlinburg and am curious about vacation rentals in that market. I'm exploring buying more single family in Indianapolis OR branching out and buying a cabin in the Gatlinburg area. I could probably buy 2-3 rentals in Indy for what it would take to buy one cabin. Would love to hear from those who have branched out into the short term/vacation rental market. Pros/cons vs single family rentals. Advice? What would you do? Obviously I need to crunch the numbers, but would love to hear from others who have a mix of single family and short term rentals. Thanks!

You cannot go at your own pace because they have to ensure you get 90 hours of pre-licensing.
I do not know anything about the other program you mentioned.

I’m in the Indianapolis area and I did the online course through RECP in 2018. It was excruciatingly boring. I really didn’t learn anything from the online classes because they just read the slides to you. It was awful. Luckily I have a business background and wasn’t new to the Real Estate industry so I passed the test the first time.
If you are completely new to Real Estate, and have the time to invest going to an in-person class, I would go that route. I had other new agents in training with me that said they really got a lot out of the live classes.

Hi Courtnye!
I started investing in Indianapolis 2 years ago. I had plenty of people tell me this wasn’t a great idea, but it’s gone really well. I manage my own properties at this point because I wanted to be involved in the tenant selection piece. The resources at BP have been extremely helpful with getting my business up and running.
I think the Midwest is a great place to invest because of the affordability of Real Estate. Rent rates are high in our market so I'm getting a great ROI.
